Regulatory status

Charterhouse Bridging Limited is not authorised or regulated by the Financial Conduct Authority.

We only provide, arrange or introduce business-purpose bridging, refurbishment and property development finance where the proposed activity and finance fall outside the scope of FCA regulation.

We do not offer, enter into, arrange, advise upon or administer:

  • regulated residential mortgage contracts;
  • loans secured upon a home occupied or intended to be occupied by the borrower or a related person where the transaction would constitute regulated mortgage business;
  • regulated consumer credit agreements;
  • consumer buy-to-let mortgage business;
  • regulated mortgage advice; or
  • any other regulated financial product or service for which FCA authorisation, registration or an applicable exemption would be required.

Describing a facility as being for a “business purpose” does not by itself determine its regulatory status. Regulatory status depends upon the borrower, the use and intended occupancy of the secured property, the purpose of the finance and the full circumstances of the transaction.

We may decline, suspend or terminate an enquiry at any stage if we consider that it is, may be, or may become regulated, or if its regulatory status cannot be established to our satisfaction.

Restricted applicants and transactions

You must not use the online application process where:

  • the finance is wholly or predominantly for personal, family or household purposes;
  • the secured property is or will become the borrower’s home;
  • the borrower or a related person occupies or intends to occupy 40% or more of the secured land as or in connection with a dwelling;
  • the transaction constitutes or may constitute consumer buy-to-let business;
  • the applicant is seeking regulated mortgage or consumer-credit advice; or
  • you are uncertain whether the proposed transaction is regulated.

If any of these circumstances apply, you should obtain independent advice from an appropriately FCA-authorised adviser. The regulatory eligibility questions on this website are preliminary screening questions only and do not constitute legal advice or a definitive regulatory determination.

Nature of our role

Depending on the transaction, Charter may act as a provider, arranger, corporate finance adviser or introducer in relation to unregulated business finance.

Finance may be provided by Charter, an associated entity or an independent third-party funder. Where a third party provides the finance, that party will undertake its own assessment and will be solely responsible for its lending decision and finance documentation.

Charter may receive arrangement, advisory, administration, monitoring, success, introduction or other fees. We may also receive commission from a lender or other third party. Applicable fees and commissions will be disclosed in the relevant engagement letter, indicative terms or finance documentation where required.

No advice or recommendation

Information on this website is provided for general information only. It does not take account of any person’s individual objectives, financial circumstances, tax position or legal position.

Applications and credit decisions

Submission of an enquiry or application does not oblige Charter or any third-party funder to consider, approve, offer or provide finance.

All finance is subject to, among other things:

  • satisfactory verification of identity, ownership and source of funds;
  • anti-money-laundering, sanctions and fraud-prevention checks;
  • satisfactory credit and background checks;
  • verification of the borrower’s business purpose and regulatory status;
  • independent valuation;
  • satisfactory title and legal due diligence;
  • confirmation of planning and development information where applicable;
  • satisfactory evidence of borrower experience and financial standing;
  • a credible and acceptable repayment or exit strategy;
  • approval by the relevant credit decision-maker;
  • availability of funding; and
  • execution of satisfactory legal and finance documentation.

Charter and any relevant funder reserve the right to amend or withdraw indicative terms, decline an application or cease work on a transaction at any time before completion.

Accuracy and availability
