Funding for light, medium and heavy refurbishment and conversion projects.

We fund light, medium and heavy refurbishment projects. The category is guided by the scale of works relative to the day-one value — broadly up to 25% for light, 25–100% for medium and above 100% for heavy works. This makes the product suitable for residential conversions and commercial-to-residential schemes.

How works are funded

A day-one advance is provided against the current value or purchase price, with refurbishment costs funded in stages. Drawdowns are typically released in arrears following a monitoring surveyor's inspection, subject to the facility terms.

What we assess

We review the schedule of works, costings, the borrower's relevant experience, the projected end value and the exit strategy. Independent valuation and, where relevant, a monitoring surveyor will be instructed.
