How It Works

A transparent process, from enquiry to completion

We aim to be clear about what is required at each stage so cases move efficiently and timeframes are met. Approval is always subject to underwriting.

Initial Review

We carry out a desk-based assessment of the property, the borrower's experience and the proposed structure. This is a fast first view of whether the transaction is one we can consider.

Indicative Terms

If suitable, we issue indicative heads of terms setting out an indicative loan amount, term, rate structure and key conditions. Indicative terms are not a formal offer of finance.

Due Diligence

We verify borrower background, company information, the security, the schedule of works where relevant, and the strength of the proposed exit.

Valuation & Legals

An independent RICS valuation is instructed, alongside panel solicitor legal work. For development and refurbishment, a monitoring surveyor may also be appointed.

Credit Approval

A formal credit decision is made once valuation and legal reporting are satisfactory. Approval is never guaranteed and is subject to conditions.

06

Completion

On satisfaction of all conditions, funds are drawn down. For staged facilities, further drawdowns follow the agreed schedule in arrears.
